Terms and Conditions to book an Holiday Apartment in Rome

Below the terms stated by Leonhouses to grant its guests the best service and the maximum transparency. All the Holiday Apartments for rent available on the webiste shall be subject to such terms and conditions.
1. Documents

Travelers are responsible for all visas, entry, health and other requirements and any documents required by laws, regulations, orders and/or requirements of country visited.

2. Deposit

We reserve the rights to cancel the booking of the selected holiday apartment on behalf of property owners should deposit not be received within 48 hours from reservation.

3. Payment Method

PayPal or Direct Transfer to the specified bank account. Other forms of payment must be arranged in advance. We reserve the right to decline payment types other than PayPal and direct bank transfer to reserve the selected holiday apartment.

4. Inclusions

Unless otherwise noted at the time of booking, holiday apartments include linens (sheets and towels) and cooking facilities (including cooking and dining utensils). Each  holiday apartment description lists which amenities are present in the apartment at the moment of booking. Check for precise inclusions when placing your booking.

5. Additional Charges:

UTILITIES: For rentals shorter then 4 weeks Gas and Electricity are included up to a use equivalent to 50 euro. For rentals longer then 4 weeks utilities are not included in the rental fee. Meters can be checked in the holiday apartment or in the building: electricity 35c., gas 90c. per unit. Please inquire with the key holder upon check-in for further details. Should there be a phone line, incoming calls are included, outgoing calls are not included unless you use your own calling card. Phone line in the holiday apartment will normally allow only direct local calls, therefore bringing your own phone or calling card is suggested. Internet connection is normally not included, please inquire with RR for details. BANK CHARGES for wires, checks or other forms of advance payments are not included in the rental price.

6. Changes to the booking by you:

All changes to the booking are considered as a cancellation and re-booking. In effect, small changes are generally accommodated for no more than the change fee of 30 Euro for each new set of dates recorded. This is also entirely dependant on the length of stay in Rome being the same. If bookings are shortened, generally this is considered as a cancellation and re-booking of your holiday apartment in Rome.

7. Changes to the booking by us:

This should not happen. If the deposit has not be received, then there is no further action. After receipt of the deposit, if your booking is cancelled by us, a full refund of deposit paid will be made. We will also pay your initial bank charges for the transaction, as long as they are both presented to us formally, and are considered reasonable within the banking system.

8. Cancellation Policy:

a. For cancellations occurred at least 60 days before the reserved dates: you will receive full refund of the deposits

b. For cancellations occurred between 14 and 60 days prior to arrival date: you will receive 50% of the deposit.

c. Any cancellation made less than 14 days prior to arrival date do not receive a refund shall not be entitled to any refund.

9. Damage or Injury:

All baggage and traveler’s personal belongings are at all times at the traveler’s own risk. The property owners and LeonHouses will not be responsible for the loss or damage of any of traveler’s personal items.LeonHouse and/or property owners shall not be liable for any personal injuries, damages, and sickness or any diseases occurred during traveling and/or on the rental properties.

10. Property Guaranteed Conditions:

We shall hold the property owners liable for preserve the rental property in the agreed conditions, except changes due to causes of inevitability or forces of nature beyond human control.

11. Cleaning service:

The price includes bed linen and bath towels which will be changed every week. We also provide a weekly cleaning service. Cleaning the hob and washing dishes is not included in this service, the customer’s obligations include the hob and the dishes being left in good condition, clean and tidy. If it does not happen, the guest will incur a euro 15.00 fee, which will be taken from the deposit previously provided by the guest. If requested at the moment of the booking we will provide weekly cleaning of the hob and dishes at the cost of €20.00.<

12. Rate Currency:

All Rates and prices are given in Euro (€).

13. Contractual Contents:

We reserve the right to have the final interpretation of any contractual contents, terms and conditions.

14. Privacy Policy:

What information we collect from you: When you book we will request the basic information about you and your travel, such as your name, email address, dates of check in/out, and other contact information.

How your information is used: In compliance with the law concerning privacy and treatment of personal details (L. 675/96) this information will only be used for:

A1) contracts, bookings, contractual obligations, eventual juridical disputation.
A2) information about our offers, programs, etc., and other special promotions that we think you will find valuable.

Personal details will be communicated as required by law for contractual, administration and taxes obligations.

Except as otherwise stated above, we will not disclose your personal information with any third party without your consent.

15 . Behaviour:

The Lead person on the booking confirmation is responsible for the correct and decent behavior of his/her party. Should the person and his/her party behave in such a manner that is not acceptable by civilized standards, the property owner/manager has the right to ask the person and his/her party to vacate the premises, with no recourse for refund of monies.

16. Other Residents

The apartment is in the City, there will be other people in the proximity, and you are expected to act decently, even in circumstances where you feel they may not be.

17. Changes to Terms and Conditions:

We reserve the right to make changes to parts of this document from time to time.

18. Problems with the Accommodation:

We would hope that you will not be dissatisfied with any aspect of your accommodation. However in the event of any dissatisfaction you must report the cause to the rentor immediately to allow them to rectify the position. In the unlikely event that you are still not satisfied you must contact us on the numbers provided in the booking form (at the time so it can still be solved if possible). Reporting the matter to us in writing soon after is very useful to us, and we absolutely encourage it, but we are unlikely to have a satisfactory solution for you. We and the owners cannot accept any liability for a complaint not reported to the owner at the time.
